Wingham · Adisham · Ash · Preston · Staple · Nonington · CT3
Ten trades under one call. Repairs, guttering, timber, small roof, painting, fence-and-gate, small plumbing and electrical, flat-pack, property maintenance. Fixed prices, honest scope, listed-frontage-aware. A proper job or you pay nothing.
Why village-house work is different
Wingham sits on the A257 between Canterbury and Sandwich - wide-street Conservation Area covering the High Street, the Red Lion, the market square and mixed period cottages. Dover District Council is the planning authority (not Canterbury). Older village-orchard housing stock, listed-cottage frontages, timber sash windows, wide old chimneys. Everyday small jobs on this stock are not the same as everyday small jobs on a 2015 build off the ring road.
Behind the village the land runs into the East Kent fruit belt - orchards on the Preston and Staple side, working farms on the Nonington side, the downland edge past Adisham. Weather comes in hard over winter. Blown-in fence panels, blocked gutters full of orchard-leaf litter, storm-dropped trees on rear boundaries, sash-window sills that let water in for a month before anyone notices. Village-house maintenance is a different rhythm to town maintenance.
Ten trades under one call. Straight quote against the actual job, not a day-rate estimate.
Conservation Area & listed frontages
The Wingham CA is administered by Dover District Council. Repair-and-like-for-like work on listed frontages does not need Listed Building Consent - a sash-window sill splice, a matched-mortar re-point, a timber fascia patched in matching stock. Anything that changes the look of a listed elevation is paused and routed through Dover DC conservation team first.
What I do
Half-day £180, full-day £320, plus parts. Or a fixed price on a specific job (a gutter clear, a flat-pack unit, a fence panel swap). No day-rate creep once quoted.
The small jobs that a builder will not turn out for and a plumber does not cover. Squeaky floors, sticking doors, cracked plaster, dropped shelves. Half-day £180, full day £320.
Spec & pricingGutter clear, gutter re-align, downpipe re-fix, joint replacement. Wide old village-house gutters clogged with orchard-leaf litter, sorted in a half-day. £180 half-day plus parts.
Spec & pricingRotten fascia and soffit patches, timber sash window sill repair, feather-edge closeboard patching, cottage porch timber. Careful matched-timber work on listed-adjacent stock.
Spec & pricingSlipped tiles re-bedded, ridge re-pointing, flashing patched, chimney-side lead reset. Not full re-roofs - the small jobs a roofing firm will not book in for.
Spec & pricingInterior rooms, exterior fascia and soffit, listed-cottage sash-window re-paint, garden-room and porch coats. Fixed price per room, one working day per standard room.
Spec & pricingStorm-damaged panel replacement, dropped gates re-hung, farm-gate hinges rebuilt, orchard-boundary post resets. Same-week callout after a blow.
Spec & pricingDripping taps replaced, isolation valves added, toilet fill-valve swaps, waste-trap replacement, outside-tap installs. Not boiler work - fleet stops at the CH boundary.
Spec & pricingLike-for-like socket and switch replacement, outdoor light re-fix, CU-side isolation and tidy. Part P notifiable work routed to a registered sparks - flagged at quote stage.
Spec & pricingIKEA and equivalent flat-pack assembly, wall-mounted TVs on stud or brick, curtain poles, blinds, floating shelves, bathroom accessories. Fixed price per unit.
Spec & pricingStanding maintenance visits for holiday-let and second-home owners in the CT3 villages. Quarterly walk-round, snag list, fixed price per visit. Winter-check option after gales.
Spec & pricingStandards
On completion I walk you round the finished work. If any joint is off, any paint line is wrong, any fixing is not what we agreed - I stay until it is right, or you don't pay. No small print.
Priced against a real scope at quote stage - parts list, time estimate, disposal. Once quoted, the price is the price. No day-rate creep, no "we hit a surprise" mid-job phone call.
Every job leaves you with a photo record. Useful for house-sale packs, useful for insurance claims after storm damage, useful when the neighbour asks who did it.
Where I work
The village itself - wide Conservation Area High Street, Red Lion and market square, mixed period cottages, listed frontages, outlying farms.
More on WinghamThe smaller village north-west of Wingham on the railway line - period cottages, orchard-boundary rear gardens, occasional listed stock around the church.
More on AdishamThe larger village three miles east along the A257 - period cottages, newer developments off Guilton, mixed stock from Victorian villas onwards.
More on AshThe village on the A257 north of Wingham, farmland edges and the drop down towards the Wantsum. Wind exposure matters on the ridge.
More on PrestonThe small settlement south-west of Wingham off Church Lane - orchard-country cottages, converted farm plots, longer rural boundaries.
More on StapleThe village south of Wingham towards the North Downs edge - period stock, colliery-era terraces, working farms, extensive garden plots.

Frequently asked
Send photos of the job and a one-line description to WhatsApp on 07763 100 477. For most straightforward Wingham jobs (a gutter clear, a rotten fascia, a fence panel down, a set of shelves) I can come back with a fixed price the same working day. For bigger jobs or listed-frontage work I'll come out to verify onsite - free, no obligation.
Half-day (up to 4 hours) £180. Full day (up to 8 hours) £320. Parts and materials on top at trade cost. Fixed-price jobs (a gutter clear, a flat-pack unit, a fence panel swap) quoted individually. VAT included where applicable. 5% pensioner discount on every job.
No notifiable electrical work (Part P jobs go to a registered sparks). No gas-side boiler or cooker work (Gas Safe engineer). No structural work (removing walls, altering lintels). No full re-roofs. Yes, on repair-and-like-for-like work that does not need Listed Building Consent. Timber patch repair, matched-mortar re-pointing, sash-window sill splice, matched-paint schemes. Anything that changes the appearance of a listed elevation is paused at quote stage and routed through Dover DC conservation team for LBC first. That is your protection, not just mine.
