Single slipped tile re-bed: £80-120 including access. Ridge re-point on a 6-8m ridge: £220-380 including matched mortar. Chimney-side lead reset: £180-320. Anything requiring tower scaffold quoted with the scaffold sub-cost lined out separately - scaffold is £280-420/week for a standard house-side lift.

What I don't do

Full re-roofs - three-day-plus jobs that need a two-man team and a skip. Structural roof-timber replacement - engineer sign-off first. Anything over 10m off ground without proper access.
