What to send

1. Wide photo of the whole area. Stand back and shoot the room, the gutter run, the whole fence line. Gives me the context.
2. Close-up of the actual problem. The rotten fascia, the dripping tap, the loose shelf, the split board. Tells me what needs fixing.
3. One-line description. "Front room needs re-paint, walls and ceiling, standard 4x4m" or "Rear guttering blocked, orchard leaves, single storey" is plenty.
4. Your postcode. Tells me the address, the CT-band, and whether Wingham CA rules apply.
5. Access notes. Any parking constraints, key location if it's a let, whether someone will be there.

What comes back

Same-day (in working hours) fixed price against the scope. Includes labour, materials, disposal, VAT where applicable. Not a range - a fixed price you can hold me to.

When I need to verify onsite

Site visit needed on:

• Any listed-elevation work where the fix might trigger LBC
• Full-property painting scope (I quote per room, but total scope needs a walk-round)
• Property-maintenance quarterly contracts (first visit is the survey)
• Small roof work where I need to see access route and roof pitch
• Orchard-tree fall damage where the insurance record needs onsite photos
